Why? We strive to care for our clients. Each home comes with people attached: individuals, friends, couples, parents, children, grandparents, grandchildren, pets, all making up a life of their own. When the time comes to move out of or into a new home, we try to make that process as easy as possible for a family by applying our knowledge and expertise of the process to the sale or purchase of a home.

When selling, we know where people look. Getting a home out into the marketplace so that everyone who is trying to find a home can be aware of it takes marketing know-how, and Coldwell Banker has marketing powerhouse tools to help us market a home.

Once a home is on the market, how will it stand up to other homes that are on the market? First impressions happen online today. We make sure it looks as good as it possibly can to those that are scouring the internet to find a home, and also add professional photos and a professionally photographed virtual tour to each listing. This takes much preparation, forethought and planning. We know what looks good on the internet, and will bring people into a home. Coupled with that are flyers, open houses, putting a home into the Multiple Listing Service for other agents to see and share, syndication to Trulia, Zillow, Craigslist, YouTube, FrontDoor, Vast, plus many, many others, and a yard sign, all of which are a part of the effort to make people who are looking for a new home aware that this home is now on the market and must be visited! 

And we know how a home should look when people walk through it. Pictures are one thing, but people will walk through the home in order to decide whether it is the right home for them, and the home must be ready for an up-close examination. It takes about 15 seconds for people to decide whether a home may be a good home for them, so first impressions are very important. We help prepare a home for that first 15 seconds. There will be a lockbox on the door for agents and for us, to open a home to show to potential buyers of the home.  We often show our listings to people who call from the sign in the yard – sometimes at that moment!

We also familiarize ourselves with each property so that when someone calls, we can answer any questions that they may have.  Knowing the strengths of each home also helps us parade them in write-ups and voice recordings. ‘InfoNow’ is a phone number that a person can call to listen to a description of a home. We place an InfoNow sign on the yard sign so that it is easy to spot and call from.

After an offer is in hand, we help with negotiating the price. If there is acceptance on the part of both seller and buyer, there will be an inspection and the Inspection Release form for requesting possible repairs that need to be done as part of the contract negotiations. We help with this step as well.


When buying, we help by give financing understanding, helping those buying a home find a lender who can get a client what they need at a good rate, plus be on time with all the paperwork that will be required to close a transaction. This is no simple matter unto itself.  Then, once the right home is found, we help write an offer that is reasonable and effective in winning an acceptance from the seller for a good price!

Knowing the costs of selling or buying a home, from closing costs to taxes to Home Owners Association dues to transfer and/or set up fees - these are all items to be aware of. We help break it all down so people understand what they are looking at. The transfer of property from one person or family to another is a complex transaction where “bumps” in the road are a regular occurrence. We help keep it all together and running smoothly!
